Residential Inspector

Temple, TX · Full-time · $17–$19 / hour

Spradley Properties is a recognized local leader in real estate and property management services in Bell County. We’re searching for a detail-oriented, dependable Residential Inspector to join our team and be our eyes on the properties we manage.

As a Residential Inspector, you’ll conduct inspections across our managed portfolio and report on the health, safety, and compliance condition of each property, giving our property management team the information they need to protect residents, owners, and Spradley Properties.

What you’ll do

  • Conduct scheduled interior and exterior inspections of assigned properties, including move-in, periodic/quarterly, and move-out inspections as directed.
  • Photograph and thoroughly document property condition using company systems and inspection software.
  • Report health, safety, and code concerns and identify lease violations for property management follow-up.
  • Provide clear, timely, and accurate inspection reports to the property management team.
  • Conduct all activity in accordance with Fair Housing and applicable federal, state, and local regulations.

What we’re looking for

  • Strong attention to detail and the ability to accurately document and describe property condition.
  • Comfortable working independently in the field and managing a daily inspection route.
  • Working knowledge of basic property/maintenance conditions and common lease violations.
  • Proficiency with smartphone applications, inspection software, and standard office software.
  • Experience in property inspection, maintenance, or property management preferred.
  • High school diploma or general education degree (GED).
  • A valid driver’s license, reliable transportation, and current auto insurance, with a safe driving record verified by an annual MVR report. (Required)

Pay is $17–$19 per hour, based on your experience level. Full-time team members also receive:
