At Spradley Properties, our goal is to make resolving maintenance issues as simple and stress-free as possible for you. We’re here to help keep your home in top condition! Please use the following information to determine how to inform us of your issue.

Emergency Maintenance

An emergency is any situation at the property that, if not addressed quickly, could threaten health and cause serious injuryloss of life, or serious property damage.

 

Examples include:

    • Leaking or broken gas lines
    • Loss of all power
    • Broken water lines
    • Exposed electrical lines
    • No heat (when the outdoor temperature is below 40°F)
    • No air conditioning (when the outdoor temperature exceeds 90°F)
    • Broken exterior door locks or other conditions that compromise safety

Please call 911 for life-threatening emergencies. For maintenance emergencies, please call us at 254-742-7733. If it is after-hours, you’ll access our voicemail notification system. Please follow the prompts for maintenance emergencies, and someone will call you back as soon as possible. If you don’t receive a call back within 15 minutes, please call again and repeat the process to ensure we have your correct information.

Non-Emergency Maintenance

The following issues are typically not considered emergencies:

    • Clogged toilets or drains
    • No hot water
    • Refrigerator not cooling
    • Oven not working
    • Locking yourself out of the house
    • Pest control

Please note: Spradley Properties and the property owners are not responsible for food loss or alternative lodging due to appliance or HVAC failures.

 

Submitting a Maintenance Request

For all non-emergency maintenance requests, please submit them through your tenant portal, the Property Meld link below, or in writing. This ensures we have all the necessary details to address your issue promptly; we are unable to take general maintenance requests over the phone. You can track the status of your request in real-time through the portal.
