General Disclaimer
Per our contractual obligation to our rental property owners, all rental properties listed on our website are currently available and will remain marketed as available until a lease on the property is signed. We often receive multiple applications for the same property, and we process those applications on a first-come, first-served basis. Please note that other applications might have been submitted by other prospects before your application submission and they are actively being processed as well. All fully submitted applications will be valid for 30 days after the submission date. If you have a housing voucher, please use our website to verify that a property is Section 8 approved before submitting an application. CREDIT AND CRIMINAL BACKGROUND CHECKS ARE ELECTRONICALLY PROCESSED BY OUR NATIONWIDE SCREENING PARTNER IMMEDIATELY UPON PAYMENT AND SUBMISSION; THEREFORE, APPLICATION FEES ARE NON-REFUNDABLE.

Privacy Policy

We are dedicated to protecting the privacy of your personal information, including your Social Security Number and other identifying personal information. Our policy and procedures are designed to help ensure that your information is kept secure. Protecting the information you provide to us is a high priority for our company and staff. We use the information provided in this application for business purposes only as it relates to leasing a home to you. This includes verifying statements made on your rental application, reviewing your lease for renewal, and enforcing lease obligations. When we no longer have a need or requirement to keep your personal information it will be properly disposed of. 

Required Application Documents

When submitting an application, the following items are required from ALL adult residents 18 years and older and/or guarantors:
  • A copy of a valid driver’s license or government/state issued photo ID from each adult applicant/guarantor
  • Copies of the previous 3 months’ pay stubs for each adult applicant/guarantor. 
  • Self-employed applicants must upload two years of tax returns.
  • If you are relocating or starting new employment, a copy of an employment contract, written job offer, or letter of transfer on company letterhead containing salary and hire/start date is required from the new employer.
  • Section 8 voucher (if applicable) 
  • If you are retired, please upload your most recent SSI, VA Benefits, and/or Retirement Benefits statements or the past 3 months’ bank statement showing these deposits.
  • A $50 non-refundable application fee per adult applicant/guarantor listed on the application 
  • Applicants with household pets or service/companion/assistance animals are required to submit a pet application through a third-party pet screening vendor as part of our rental application process.
  • All residents are required to maintain a $100,000 minimum liability protection with Spradley Properties listed as an additional interest. Proof of coverage for the duration of the lease must be provided before keys will be released.

 

The following criteria will be used to determine eligibility:

 

  • Household monthly income must be verifiable and the total income of all applicants is two and a half times monthly rent.
  • The family/occupant size must be appropriate for the available dwelling with a maximum occupancy of two people per bedroom.
  • Single Family Dwellings and Duplexes are restricted to no more than four adults per home.
  • Applicants who do not have sufficient income may qualify by having the lease guaranteed by a guarantor.
  • The guarantor must have a gross monthly income of at least four times the monthly rent and meet all other qualifying criteria.
  • If there are multiple guarantors at least one of the guarantors must make four times the rent individually, additional guarantors will not have to qualify at four times the rent but, must meet all other qualifying criteria.
  • The guarantor must complete and sign a lease.
  • Guarantors may be family members or employers.
  • NOTICE ALL GUARANTORS ARE GUARANTEEING THE LEASE CONTRACT AND NOT AN INDIVIDUAL APPLICANT
  • Credit scores below 600 for any individual are not qualified. Credit scores affected by medical bills or student loans will be taken into consideration. Credit is based on credit profile and not solely on credit scores.
  • You have reviewed our pet policy and restricted breed list

Denial Reasons

Applicant(s) may be denied occupancy for the following reasons:
  • Falsification of application or misleading information by any applicant
  • Insufficient income
  • Criminal conviction history committed by any applicant or by other occupants who plan to live in the unit
  • Poor credit history of any applicant
  • Rental debt
  • Large outstanding balances
  • Previous bankruptcy over three years old will be considered
  • Poor rental profile including:
    • Non-payment of rent
    • Frequent late payments
    • Eviction
    • Poor housekeeping
    • Unruly or destructive behavior by the applicant, applicant’s occupants, applicant’s guests
    • Violence to persons or property by the applicant, applicant’s occupants, or applicant’s guests

Applicants may provide additional documentation within 30 days of applications submission date for additional review if application is denied. Once a rental application has been denied, applicants must wait one year before re-applying.

Pet Policy

Many of our properties are pet friendly; however, with the exception of verified assistance animals, all pets are subject to approval by the property owner.  Pet policies vary from one owner to another.  Some owners do not allow pets, while others restrict quantity, size, type, and age etc.  Please check with your leasing consultant about the property you are interested in before you submit and pay the non-refundable fee to profile your pet(s).
Tenants must register all pets with Spradley Property Management.  Many city ordinances restrict the number of pets and typically no more than two animals are allowed per home.  Acceptable pets may include: dogs, cats, small caged animals, caged birds, and fish.

PET RESTRICTED BREED LIST INCLUDES BUT IS NOT LIMITED TO THE FOLLOWING:
Staffordshire Terriers, American Pit Bull Terriers, Staffordshire Bull Terriers, Doberman Pinschers, Rottweilers, Chow Chows, Presa Canarios, Dalmations, American Bulldogs, Cane Corso, Mastiffs, German Shepherds, Wolf Hybrids, or any mix of the above are prohibited. If you are unsure if your pet is a restricted breed, please contact Spradley Property Management for assistance.

Application Process

The application process generally takes 2-4 business days and is contingent on how quickly we receive needed information.
If approved, you will be notified via email/text. You will receive an approval letter that outlines lease terms and move-in charges. Upon receipt of the lease, all occupants will have 48 hours to sign. Due to the high demand for rental properties, we are unable to hold the property off the rental market for more than two (2) business days without a signed lease.
Please be aware that the majority of our homes require enrollment in our Resident Benefit Program at an additional cost in addition to monthly rent. We can hold a vacant home up to 14 days after a Lease has been signed by all parties. To avoid potential conflict caused by time constraints, please ensure that your desired move-in date matches the availability date.
