General Disclaimer
- Per our contractual obligation to our rental property owners, all rental properties listed will remain marketed as available until a lease on the property is signed. We process applications on a first-come, first-served basis. Please note that we often receive multiple applications for the same property, and other applications may have been submitted and are being actively processed before yours.
- All fully submitted applications are valid for 30 days after the submission date.
- If you have a housing voucher, please use our website to verify that a property is Section 8 approved before submitting an application.
- Application fees are non-refundable. Our nationwide screening partner electronically processes credit and criminal background checks immediately upon payment and submission.

Privacy Policy
We are dedicated to protecting the privacy of your personal information, including your Social Security Number and other identifying details. Our policy and procedures are designed to ensure that your information remains secure. We use the information provided in your application solely for business purposes related to leasing a home to you, such as verifying application statements, reviewing lease renewals, and enforcing lease obligations. Once your personal information is no longer required, it will be properly disposed of.
Required Application Documents
All adult residents (18 years or older) and/or guarantors must provide the following items with their application:
- Valid government-issued photo ID (e.g., driver’s license, state ID) for each adult applicant/guarantor.
- Past 3 months’ pay stubs for each adult applicant/guarantor.
- Section 8 voucher (if applicable).
- If self-employed: Two years of tax returns.
- If relocating or starting new employment: An employment contract, written job offer, or letter of transfer (on company letterhead) from the new employer, including salary and hire/start date.
- If retired: Most recent SSI, VA Benefits, and/or Retirement Benefits statements; OR the past 3 months’ bank statement showing these deposits.
- For household pets or service/companion/assistance animals: A pet application submitted through a third-party pet screening vendor.
- A $50 non-refundable application fee per adult applicant/guarantor.
- Proof of coverage for the duration of the lease is required before keys are released. All residents are required to maintain a $100,000 minimum liability protection with Spradley Properties listed as an additional interest.
Eligibility Criteria
- Household monthly income must be verifiable. The total income of all applicants must be 2.5 times the monthly rent.
- Applicants who do not have sufficient income may qualify by having the lease guaranteed by one or more guarantors.
- Guarantors may be family members or employers.
- At least one guarantor must have a gross monthly income of at least 4 times the monthly rent.
- All guarantors must meet all other qualifying criteria.
- The guarantor(s) must complete and sign the lease.
- Note: All guarantors are guaranteeing the lease contract and not an individual applicant.
- The family/occupant size must be appropriate for the available dwelling. The maximum occupancy is two people per bedroom.
- Single family dwellings and duplexes are restricted to no more than four adults per home.
- Credit scores below 600 for any individual are not qualified. Credit scores affected by medical bills or student loans will be taken into consideration. Credit is based on credit profile and not solely on credit scores.
- Applicants must review our pet policy and restricted breed list.
Spradley Properties does not discriminate on the basis of race, color, creed, religion, sex, national origin, disability, or familial status.
Applicant(s) may be denied occupancy for the following reasons:
- Falsification of application or misleading information by any applicant.
- Insufficient income.
- Criminal conviction history committed by any applicant or by other occupants.
- Poor credit history of any applicant.
- Large outstanding balances.
- History of bankruptcy.
- Applicants with cases of bankruptcy from more than 3 years ago may still be considered eligible.
- Poor rental profile including:
- Rental debt.
- Non-payment of rent.
- Frequent late payments.
- Eviction.
- Poor housekeeping.
- Unruly or destructive behavior by the applicant, applicant’s occupants, or applicant’s guests.
- Violence to persons or property by the applicant, applicant’s occupants, or applicant’s guests.
If application is denied, applicants may provide additional documentation within 30 days of the application submission date for additional review. Once a rental application has been denied, applicants must wait one year before re-applying.
Pet Policy
Many of our properties are pet friendly; however, with the exception of verified assistance animals, all pets are subject to approval by the property owner. Pet policies vary from one owner to another. Some owners do not allow pets, while others restrict quantity, size, type, age etc. Please check with your leasing consultant about the property you are interested in before you submit and pay the non-refundable fee to profile your pet(s).
Tenants must register all pets with Spradley Property Management. Many city ordinances restrict the number of pets, and typically no more than two animals are allowed per home. Acceptable pets may include: dogs, cats, small caged animals, caged birds, and fish.
Pet restricted breed list includes but is not limited to:
Staffordshire Terriers, American Pit Bull Terriers, Staffordshire Bull Terriers, Doberman Pinschers, Rottweilers, Chow Chows, Presa Canarios, Dalmatians, American Bulldogs, Cane Corso, Mastiffs, German Shepherds, Wolf Hybrids, or any mix of the above. If you are unsure if your pet is a restricted breed, please contact Spradley Property Management for assistance.
Application Process
The application process generally takes 2-4 business days and is contingent on how quickly we receive needed information.
If approved, you will be notified via email/text. You will receive an approval letter that outlines lease terms and move-in charges. Upon receipt of the lease, all occupants will have 48 hours to sign. Due to the high demand for rental properties, we are unable to hold the property off the rental market for more than two (2) business days without a signed lease.
Please be aware that the majority of our homes require enrollment in our Resident Benefit Program at an additional cost in addition to monthly rent. We can hold a vacant home up to 14 days after a lease has been signed by all parties. To avoid potential conflict caused by time constraints, please ensure that your desired move-in date matches the availability date.
