Required Application Documents
- A copy of a valid driver’s license or government/state issued photo ID from each adult applicant/guarantor
- Copies of the previous 3 months’ pay stubs for each adult applicant/guarantor.
- Self-employed applicants must upload two years of tax returns.
- If you are relocating or starting new employment, a copy of an employment contract, written job offer, or letter of transfer on company letterhead containing salary and hire/start date is required from the new employer.
- Section 8 voucher (if applicable)
- If you are retired, please upload your most recent SSI, VA Benefits, and/or Retirement Benefits statements or the past 3 months’ bank statement showing these deposits.
- A $50 non-refundable application fee per adult applicant/guarantor listed on the application
- Applicants with household pets or service/companion/assistance animals are required to submit a pet application through a third-party pet screening vendor as part of our rental application process.
- All residents are required to maintain a $100,000 minimum liability protection with Spradley Properties listed as an additional interest. Proof of coverage for the duration of the lease must be provided before keys will be released.
The following criteria will be used to determine eligibility:
- Household monthly income must be verifiable and the total income of all applicants is two and a half times monthly rent.
- The family/occupant size must be appropriate for the available dwelling with a maximum occupancy of two people per bedroom.
- Single Family Dwellings and Duplexes are restricted to no more than four adults per home.
- Applicants who do not have sufficient income may qualify by having the lease guaranteed by a guarantor.
- The guarantor must have a gross monthly income of at least four times the monthly rent and meet all other qualifying criteria.
- If there are multiple guarantors at least one of the guarantors must make four times the rent individually, additional guarantors will not have to qualify at four times the rent but, must meet all other qualifying criteria.
- The guarantor must complete and sign a lease.
- Guarantors may be family members or employers.
- NOTICE ALL GUARANTORS ARE GUARANTEEING THE LEASE CONTRACT AND NOT AN INDIVIDUAL APPLICANT
- Credit scores below 600 for any individual are not qualified. Credit scores affected by medical bills or student loans will be taken into consideration. Credit is based on credit profile and not solely on credit scores.

Denial Reasons
- Falsification of application or misleading information by any applicant
- Insufficient income
- Criminal conviction history committed by any applicant or by other occupants who plan to live in the unit
- Poor credit history of any applicant
- Rental debt
- Large outstanding balances
- Previous bankruptcy over three years old will be considered
- Poor rental profile including:
- Non-payment of rent
- Frequent late payments
- Eviction
- Poor housekeeping
- Unruly or destructive behavior by the applicant, applicant’s occupants, applicant’s guests
- Violence to persons or property by the applicant, applicant’s occupants, or applicant’s guests
Applicants may provide additional documentation within 30 days of applications submission date for additional review if application is denied. Once a rental application has been denied, applicants must wait one year before re-applying.
